-No Airbnb, short-term rental, sublease, assignment or lease transfer shall be permitted without the prior written consent of the LESSOR.

-No pets shall be permitted without the prior written consent of the LESSOR.

-The LESSEE shall not paint, alter, renovate or refinish floors within the PREMISES without the prior written consent of the LESSOR.

-The LESSEE shall return the PREMISES, appliances and inclusions, where applicable, in the same condition as at the commencement of the lease, excluding normal wear and tear. Any damages beyond normal wear and tear shall be repaired at the LESSEE'S expense.

-Minor repairs(under $200) and maintenance resulting from the LESSEE'S use of the PREMISES shall be the responsibility of the LESSEE.

-The first month's rent shall be payable upon signing of the lease.
