Acceptance of any Promise to Lease may be conditional upon a satisfactory credit and background check.

-The LESSEE shall obtain and maintain tenant insurance, including civil liability coverage of no less than $2,000,000, for the full duration of the lease. Proof of insurance must be provided to the LESSOR prior to occupancy and upon renewal if requested.

-The LESSEE shall open a Hydro-Québec account for the PREMISES prior to occupancy and provide proof thereof to the LESSOR before move-in.

-The LESSEE shall be responsible for all move-in and move-out related costs

-The PREMISES shall be used strictly for residential purposes only. No commercial activity shall be permitted.

-Smoking of any kind, including tobacco or cannabis, is strictly prohibited inside the PREMISES. The cultivation of cannabis is also prohibited on the property.

-No Airbnb, short-term rental, sublease, assignment or lease transfer shall be permitted without the prior written consent of the LESSOR.

-No pets shall be permitted without the prior written consent of the LESSOR.

-The LESSEE shall not paint, alter, renovate or refinish floors within the PREMISES without the prior written consent of the LESSOR.

-The LESSEE shall return the PREMISES, appliances and inclusions, where applicable, in the same condition as at the commencement of the lease, excluding normal wear and tear. Any damages beyond normal wear and tear shall be repaired at the LESSEE'S expense.

-Minor repairs(under $200) and maintenance resulting from the LESSEE'S use of the PREMISES shall be the responsibility of the LESSEE.

-The first month's rent shall be payable upon signing of the lease.
