Rental Rules:

1. Cost of minor repairs, up to $500.00, shall be borne by the Lessee. All damages caused by the lessee will be repaired at the cost of the Lessee. Lessor shall oversee all repairs unless the Lessee is granted permission to undertake such repairs in writing by the Lessor.

2. The property shall be returned in the same condition as it was delivered at the commencement of the lease.

3. No smoking 4. The residence shall not be painted or altered unless otherwise agreed to with Lessor.

5. Prior to the signing of the lease, if required by the lessor, the Lessee shall provide references and a social insurance number for verification of credit, proof of employment.

6. No sublets or short-term rentals are permitted.

7. No pets unless agreed to by Lessor.

8. No additional residents are permitted other than the agreed number at the time of lease signing, unless agreed in writing by the Lessor.

9. The Lessee shall obtain tenant liability insurance for the duration of the Lease. Confirmation of this shall be given to the Lessor prior to the signing of the Lease.

10. The Lessee will send a deposit covering the first and last months' rent prior to the signing of the Lease.

11. Prior to the commencement to the Lease, there shall be a walk-through of the property. Within one week after the expiration of the Lease, there shall be a walk-through of the property. The property shall be left in the same condition it was at the commencement of the lease.

12. The Tenant will allow all visits with 24-hour notice during the term of the lease.
