... Tenant Acceptance and Signing of the TAL Lease
Initial Payment: The tenants agree to pay the first month's rent via electronic transfer to the lessor within 48 hours following acceptance. Insurance: Proof of civil liability insurance ($2,000,000) must be maintained for the entire duration of the lease. Building Rules: The tenants must read and abide by the building's rules and regulations. They will be held responsible for any financial penalties resulting from non-compliance with these rules or the declaration of co-ownership. Utilities: Proof of an open account with Hydro-Québec is required. Moving: The tenants are responsible for adhering to all rules and covering all move-in and move-out fees required by the building administration. Rules and Regulations During the Lease Rent Payment: Tenants must pay the rent via electronic transfer no later than the 1st day of each month. Painting and Modifications: The tenant shall not paint the unit any color other than white without prior written approval from the lessor. Keys and Access Fobs: The tenant is responsible for all costs associated with the loss of keys or access fobs.Substance Use: It is strictly forbidden for the tenant, as well as their guests, to consume, cultivate, smoke, or vape tobacco, cannabis, or any other illegal substance inside the unit, in the common areas, or on the property. Minor Repairs: All minor repairs under $300 will be the responsibility of the tenant. Subletting and Assignment: Short-term rentals (e.g., Airbnb) are strictly prohibited and will be considered a breach of the lease. The tenant is not authorized to sublet the unit or assign the lease without written authorization from both the lessor and the condo syndicate. End of Lease Condition of the Premises: At the end of the lease, the unit must be returned in the same condition as it was initially rented (including all inclusions and the condition of the floors), with the exception of normal wear and tear. Visits: If the lease is not renewed, the tenants must accept all visit requests from potential new tenants, provided a 48-hour notice is given.
